Buying a new build house off plan or a house which has been recently built can be daunting. You are normally provided with a 10 year NHBC guarantee, however, this unfortunately doesn’t prevent issues being experienced such as; use of incorrect finishes, incorrect work undertaken, poor workmanship or defects such as leaks, cracking, damp and movement.
We undertake a variety of snagging survey’s including identification of any outstanding works as well as identification of failures in design and workmanship. From this we can provide detailed reports which help our clients better understand their property defects experienced, the causes of these defects and provide advice on how best to address the issue with the developer. Where necessary and possible, we can also provide representation for our clients, liaising directly with the developer on your behalf.
When undertaking these types of surveys, we review construction drawings, deeds, purchase agreements and undertake tailored surveys of your property. This enables a better understanding of your property and ensures that anything that falls short of the standards of the property agreed with the developer are identified.
