Objective:

Prepare a terminal schedule of dilapidations in accordance with an upcoming lease expiry date.

 

Outcome:

Following expiry of the tenant’s lease term, AMC were appointed to inspect and prepare a schedule of dilapidation’s against the tenant.

Our inspection identified a number of breaches which were included within our claim and formally served on the tenant by our client’s solicitor.

AMC were also appointed to provide dilapidation negotiation services, whilst works were being undertaken and a letting for the vacant unit was being agreed. This provided a number of challenges however, through extensive negotiation, AMC were able to negotiate a significant financial settlement to conclude the matter ensuring our clients costs for rectifying all lease breaches were covered.
