Project Work Value: Circa £150,000 +VAT

Objective:

To undertake dilapidation reinstatement works following tenant vacation to rectify lease breaches and assist with re-letting of the property.

 

Outcome:

Pre-contract:

In accordance with the previous tenant’s lease agreement, AMC prepared a costed schedule of dilapidations in which Mechanical and Electrical (M&E) reports were also prepared and referenced. From this we prepared a specification and comprehensive tender package which was tendered, analysed and a principle contractor appointed.

Construction Phase:

AMC administered the building contract through to practical completion, working closely with the Contractor and Client to ensure not only was the construction programme maintained, but all dilapidation related works were undertaken in accordance with the initial claim against the tenant were undertaken.

Result:

Works were completed and delivered to our client for the equivalent of £9 sq.ft which included;

  • Extensive roof and gutter repair works
  • External repairs
  • Internal carpet and floor covering replacement
  • Redecoration throughout
  • Repair and certification of all existing M&E installations.

This in turn helped substantiate the associated dilapidations claim and allowed our client to offer the property back on the letting market in a restored condition.
