Objective:
To design, specify, procure and project manage reinstatement of a Grade II listed building, including alteration and office fit out works to achieve highest rent value possible locally.
Outcome:
AMC were appointed to establish a Client brief, design, specify, procure, administer a building works contract and project manage the works to practical completion ensuring compliance with Listed Building Consent/Planning permission and building control regulations.
Working closely with our Client and their appointed local agent, we were able to establish the Client Brief from which designs were proposed by our recommended architect, and a feasibility assessment undertaken with post assessment value engineering options provided. Competitive tendering was implemented by AMC under a Contract Administration instruction with a Contract appointed under a suitable building works contract. Extensive remedial and reinstatement work was required which due to AMCs experience with such buildings enabled pro-active budgeting, and suitable response solutions proposed where concealed issues were identified following exposure. AMC were responsible for liaison and co-ordination of sub-consultants, specialists, as well as local authority to ensure conditions of planning were satisfied which achieving building regulations compliance and sign off. The project works were managed by AMC, completed within budget to our Clients satisfaction. |
